Features of the CPML service include:

  • we limit the number of properties managed to ensure that adequate resources can be applied immediately to relevant issues associated with each property;
  • we have developed systems which can assist in securing executive tenants suited to the properties we manage;
  • we endeavour to ensure that our property letting activity is discrete and that the arrangements are kept as confidential as is practicable;
  • we review issues associated with each property regularly, generally not less frequently than weekly;
  • we have systems which monitor rental payments to ensure that arrears are promptly identified and swift follow up action taken;
  • our people are accessible by owners and tenants for emergencies outside New Zealand office hours. We are readily available by direct telephone and e-mail contact as and when required;
  • our people are fully accessible by e-mail, with rental statements being distributed to owners by e-mail not less frequently than monthly;
  • our directors have mature business experience with qualifications which include tertiary papers in garden horticulture;
  • we routinely deal with maintenance issues associated with quality homes, including garden maintenance, swimming pools and home theatre management;
  • we do not seek to employ our own staff to undertake maintenance tasks but routinely engage skilled contractors generally selected from an established proven short list;
  • we undertake a detailed inspection of properties at least quarterly;
  • we deal with any problems associated with any property swiftly and within criteria established with property owners;
  • our activities are supported by an in-house solicitor.
